1. What the Private Provider Option Is
In 2002, the Florida Legislature created Section 553.791 of the Florida Statutes, titled "Alternative plans review and inspection." It allows a property owner or the owner's contractor to use a licensed private company — a private provider — to perform building plan review and the required inspections during construction, instead of relying solely on the local building department.
The private provider can handle one or both of those functions, though some interaction with the local building department is still required. It is a legal, established path to a faster permit. One call to (305) 680-3283 tells you if it fits your project.
2. How Private Provider Speeds Up Your Project
Because a private provider is not bound by the local department's queue, it can prioritize your project, review plans and perform inspections on an accelerated schedule, and work after hours, on weekends, and even some holidays — moving as fast as construction takes place.
For large projects on tight timelines, that flexibility can save weeks. Municipalities may also offer cost savings on total permit fees when a private provider is used, which we factor into the plan.
3. When Private Provider Makes Sense
The private provider path is designed for large building projects — major commercial developments, multifamily and condominium construction, and substantial build-outs — where the schedule justifies it. It is generally not offered on small jobs.
We assess whether your project qualifies and whether the option will actually accelerate it, then coordinate it within the overall permitting plan described in our permitting project management guide.
4. How We Coordinate Private Provider Permitting
We arrange the private provider for plan review and inspections, coordinate the required interaction with the local building department, and keep the rest of the permit — submissions, comments, and certificates — moving in parallel. You get the speed of the private path without managing the moving parts.
Developers, general contractors, and large-project owners across South Florida rely on us to run this process. You never coordinate the agencies yourself; we operate every system on your behalf.

On a large project, weeks of plan-review and inspection time translate directly into financing and delivery costs. The private provider option, coordinated correctly, can recover that time.
Our Government Permit Processing Service includes private provider coordination for qualifying projects, so your large build moves as fast as it can be built.
