Phase 1: Design and Selections

Phase 2: Engineering, Permits, and HOA Approval
Most primary bathroom renovations in South Florida require a plumbing permit and electrical permit at minimum. Structural changes or window relocations require building permits. HOA-governed properties need architectural review approval. We handle the full submittal in parallel with design finalization.
In Miami-Dade and Broward (HVHZ counties), any window replacement requires NOA-approved impact products and additional inspections. Palm Beach follows Florida Building Code 8th Edition without the HVHZ overlay.
Phase 3: Demolition and MEP Rough-In
Demolition typically takes 2 to 4 days. Plumbing, electrical, and HVAC rough-in (mechanical, electrical, plumbing) follows over 1 to 2 weeks, with rough-in inspections by the local building department before any walls are closed up. This is the highest-stakes phase for quality — what happens here is hidden but determines long-term performance.
Phase 4: Finishes Installation
Drywall, tile, cabinetry, stone surfaces, glass enclosures, lighting, plumbing fixtures, paint, and millwork — the finish phase typically runs 3 to 5 weeks. Material lead times (custom cabinetry, imported stone) often drive the schedule. Owner-selected items should be ordered during the design phase to land on-site in time.
Phase 5: Final Inspection and Walkthrough
Final inspections by the building department verify code compliance. Endless Life Design performs an internal punch-list inspection before the client walkthrough, then a joint walkthrough with the homeowner. Any final adjustments are completed within one week before project close-out and warranty registration.
