City of North Miami Building Department

The City of North Miami Building and Zoning Department is responsible for issuing all building, electrical, plumbing, mechanical, fire, roofing, and specialty permits within the city limits. The City of North Miami Beach, despite its name, does not directly border the ocean — it is an inland city north of North Miami, between I-95 and the Turnpike. The North Miami Beach Building Department — part of the Community Development Department — processes all building, electrical, plumbing, mechanical, roofing, fire, and specialty permits for the city. The city's online permitting portal allows digital submission and inspection scheduling.

North Miami Beach has a significant commercial and industrial presence, particularly along the NE 163rd Street corridor and in the Ives Dairy Road area. The city also contains residential neighborhoods with a mix of single-family homes and multifamily buildings. North Miami Beach Permit Types

The Certificate of Occupancy is the final certification that the building meets all codes and is approved for its intended occupancy. Properties cannot be legally occupied, leased, or sold without a Certificate of Occupancy without significant legal and financial consequences.

811 Sunshine State One-Call

Permit Expiration and Abandonment
