Why Fire Protection Permits Are Required

Fire suppression systems and fire alarm systems are life-safety systems — when they fail during a fire, people die. The systems are complex: wet pipe sprinkler systems operate under constant pressure; dry pipe systems use nitrogen or air pressure; fire alarm systems integrate smoke detectors, heat detectors, pull stations, notification devices, and monitoring systems. Every component must be correctly specified, installed, and tested to function reliably during an actual fire emergency.

Government review by both building plan reviewers and Fire Marshal inspectors ensures that fire protection systems are designed by qualified fire protection engineers, installed by licensed fire protection contractors, and tested before occupancy. Both the building department permit and the Fire Marshal permit must be obtained before fire protection work begins.

Fire Protection Permit Types in South Florida

Fire Sprinkler System Permit covers wet pipe, dry pipe, deluge, pre-action, and foam suppression systems in all occupancy types. Broward County Fire Protection Permit Requirements

NFPA Standards Governing Fire Protection in South Florida

All fire protection work in South Florida must comply with the adopted editions of NFPA standards as incorporated into the Florida Fire Prevention Code. Fire sprinkler system installation in Florida must be performed by a Florida-licensed Fire Protection System Contractor (FPSC) or Mechanical Contractor with fire protection endorsement. Fire alarm system installation requires a Florida-licensed Alarm System Contractor (AS-1 or AS-2 as applicable). Commercial kitchen suppression system installation and semi-annual inspection requires a licensed fire suppression contractor.

All fire protection contractors must carry current workers' compensation insurance, general liability insurance, and valid Local Business Tax Receipts.

Fire Protection Permit Fees

Fire protection permit fees are charged in USD by both the building department and the Fire Marshal. Building department fees are based on the construction valuation or system size. Fire Marshal fees are typically based on the square footage of the protected area or the system type. Total USD fees for fire protection permits can range from several hundred to tens of thousands of USD depending on the scope and complexity of the system.
