Electrical Permits in South Florida – Miami-Dade, Broward and Palm Beach County 2026

Electrical permits are required for all new electrical installations, upgrades, modifications, and repairs that go beyond minor maintenance work across Miami-Dade County, Broward County, and Palm Beach County. Unpermitted electrical work is one of the leading causes of residential and commercial fires in Florida. Beyond the life-safety risk, unpermitted electrical work exposes property owners to USD fines, homeowners' insurance invalidation, and forced removal and replacement of all non-compliant electrical systems at the owner's expense. Every electrical project — from panel upgrades to solar installations to EV charging stations — requires proper permits in South Florida.

Why Electrical Permits Are Required

Electricity kills. Improperly installed electrical systems create fire hazards, electrocution risks, arc flash conditions, and equipment damage. The Florida Building Code, National Electrical Code (NEC), and South Florida municipality amendments to these codes establish the minimum safety standards for all electrical installations. Government electrical inspectors — licensed electrical engineers employed by Miami-Dade, Broward, and Palm Beach County building departments — verify that all electrical work meets these standards before the system is energized and certified for occupancy.

Homeowners' insurance companies in Florida routinely deny claims for fires and electrical damage when the damage is traced to unpermitted or uninspected electrical work. The USD losses from a fire caused by unpermitted wiring dwarf the cost of any permit. Do not allow electrical work to proceed without permits.

Electrical Permit Types in South Florida

Miami-Dade County, Broward County, and Palm Beach County issue electrical permits across all construction sectors:

New Service Installation Permit covers the installation of a new electrical service to a building, including the utility meter, service entrance, main disconnect, and main electrical panel. New service installation requires coordination with Florida Power and Light (FPL) or the applicable utility company for service connection.

Electrical Panel Upgrade Permit (Service Upgrade Permit) is required when replacing an existing electrical panel with a higher amperage panel, replacing a Federal Pacific Stab-Lok or Zinsco panel (known fire hazard panels), or upgrading from 100-amp to 150-amp or 200-amp service. Panel upgrades are among the most common residential electrical permits in South Florida.

Rewiring Permit covers the complete rewiring of a residence or commercial space, including replacement of outdated aluminum branch circuit wiring, two-prong ungrounded wiring, knob-and-tube wiring, or other outdated electrical systems that pose safety hazards.

Branch Circuit Addition Permit is required when adding new electrical circuits to serve additional outlets, appliances, or equipment. Adding circuits in a kitchen remodel, bathroom renovation, workshop, or home office requires an electrical permit in addition to the applicable building permit.

Generator Installation Permit covers the installation of permanently installed standby generators, including natural gas or propane fuel systems, automatic transfer switches, and electrical connections to the main panel. Residential standby generators from 10 kilowatts to 20+ kilowatts are increasingly common in South Florida given the region's hurricane exposure.

Solar Photovoltaic System Installation Permit is required for all residential and commercial solar panel system installations in Miami-Dade, Broward, and Palm Beach Counties. Solar permits require both a building permit and an electrical permit. The electrical permit covers the DC wiring from solar panels to the inverter and the AC wiring from the inverter to the electrical panel. Net metering interconnection agreements with FPL require final utility inspection in addition to county inspection.

EV Charging Station Permit is required for the installation of Level 2 electric vehicle charging stations (240-volt, NEMA 14-50 outlet or hardwired EVSE units) and DC fast charging stations. EV charging permits typically require a panel capacity evaluation to confirm the existing electrical service can support the additional load.

Pool and Spa Electrical Permit covers the installation of pool pump motors, heater electrical systems, lighting systems, and — most critically — the pool bonding system. Pool bonding is a life-safety system that equalizes electrical potential around the pool to prevent electric shock. All metal components in and around the pool — ladder, light niche, pump, heater, handrails — must be bonded together and connected to a common ground. Pool electrical inspections are required before the pool can be operated.

Landscape Lighting Permit is required for permanent landscape lighting systems that are hardwired to the electrical system. Low-voltage landscape lighting using plug-in transformers is generally exempt from permitting, but hardwired systems require permits.

Commercial Electrical Permit covers all electrical work in commercial buildings including tenant improvements, office build-outs, restaurant electrical systems, retail electrical systems, hotel and hospitality electrical systems, healthcare facility electrical systems, school and university electrical systems, and industrial electrical systems. Commercial electrical projects typically require engineered electrical plans stamped by a Florida-licensed electrical engineer.

Fire Alarm System Permit is required for the installation of new fire alarm systems, fire alarm panel replacements, and major fire alarm system modifications in commercial, multi-family residential, and other applicable occupancies. Fire alarm permits may require separate review from the Fire Marshal in addition to the electrical plan reviewer.

Security System Permit requirements vary by jurisdiction. Contact the applicable county or municipal building department to confirm whether a permit is required for the specific security system installation.

Miami-Dade County Electrical Permit Process

Miami-Dade County Electrical permit applications must include: completed application form, letter of intent, electrical plans stamped by a Florida-licensed electrical engineer (for projects above the threshold requiring engineered drawings), load calculations confirming panel capacity, and single-line diagram for service and panel upgrades. For commercial projects and significant residential systems, engineered electrical plans are required.

Plan review for electrical permits in Miami-Dade County by the Electrical Division typically takes 5 to 30 days for small residential projects and longer for commercial and complex systems. Electrical plan reviewers check load calculations, circuit sizing, panel board schedules, grounding and bonding systems, GFCI and AFCI protection compliance, and code compliance with the current NEC edition as adopted by Florida and Miami-Dade County.

Miami-Dade County electrical inspections cover: rough-in inspection (wiring in place before drywall closure), underground inspection (for underground conduit systems), service installation inspection, and final inspection. Pool electrical and bonding inspections are required separately as part of the swimming pool permit inspection sequence.

Broward County Electrical Permit Process

Broward County Building Division processes electrical permits for its serviced municipalities. Municipalities with independent building departments handle their own electrical permits. Broward County electrical permit applications follow similar documentation requirements to Miami-Dade County. Plan review typically takes 5 to 30 days for residential projects.

Required electrical inspections in Broward County include rough-in, underground (where applicable), service, and final inspections. Commercial projects require additional inspection stages based on the scope and occupancy classification.

Palm Beach County Electrical Permit Process

Electrical Contractor License Requirements

All electrical work under a permit in Miami-Dade, Broward, and Palm Beach Counties must be performed by a Florida-licensed electrical contractor. License categories include Electrical Contractor (unlimited) and Residential Electrical Contractor (limited to residential applications). All licenses must be current, valid, and not expired, suspended, or revoked.

Electrical contractors must carry current workers' compensation insurance, general liability insurance, and a valid Local Business Tax Receipt. Verify that the electrical contractor's license covers the specific scope of work — a residential electrical license does not authorize commercial electrical work.

Electrical Permit Fees in South Florida

Electrical permit fees in South Florida are charged in USD and calculated based on the number of circuits, the amperage of the service, the construction valuation, or a combination of these factors depending on the jurisdiction's fee schedule. Application fees, plan review fees, and inspection fees are all charged separately in USD.

Permit extensions cost USD fees when electrical work is not completed and inspected within the permit validity period. Reinspections cost USD fees per visit. Failed inspections due to wiring errors, grounding deficiencies, missing GFCI protection, or other code violations require reinspection after corrections are made.

Consequences of Unpermitted Electrical Work

Unpermitted electrical work in South Florida results in: USD fines, stop-work orders, required removal and replacement of all unpermitted electrical work, fire insurance invalidation, title complications affecting property sale, and in worst cases, fires and electrocutions that kill people.
