How do I schedule a Coral Gables inspection?

A contact on the permit can log into the CSS portal, open the permit and request an inspection from the Inspections tab.

How can I check today’s inspection status?

The City directs users to Today’s Inspections in the CSS portal and allows applicants to search for the relevant inspection.

Can I see when the inspector may arrive?

The City provides an Inspection Queue Tracker showing an inspector’s daily progress and the project’s place in line.

What should be ready for an inspection?

The City generally expects the approved permit and plan set to be accessible, the work area visible, a ladder when elevated access is necessary, and someone familiar with the work to be present.

What if a required inspection is missing?

The City instructs applicants to contact the appropriate Chief Inspector for Building, Electrical, Plumbing or Mechanical.

What is required before requesting a CO or CC?

The City says all required inspections must show Passed, no sub-permits can remain pending under the master permit, and all applicable fees including the certificate fee must be paid.

How is the CO or CC requested?

The City instructs applicants to email the CO/CC Request Form to Development Services. Once confirmed and signed, the certificate is uploaded to the permit record.
